Here's the walk I do through every house.

Scroll along and the house shows you what I'm looking at. This is the same route I take on site, top to bottom a visual inspection using the access that's safely available on the day.

Where most Auckland problems start

Roofing, gutters, flashings, skylights and chimneys, checked from ground level and by ladder to the roof line. I'm looking for wear, deferred maintenance and the places water tends to get in: around windows, penetrations and low-slope sections. I also look into the roof space where there's an accessible hatch.

WorkSafe NZ rules mean I don't walk on roofs above three metres I inspect from the ladder at roof line.

Stop 2 Exterior & cladding

Cladding, flashings, decks and everything holding the outside together

If the house is monolithic-clad from the 1991–2005 era, this is where a dedicated weathertightness assessment earns its keep a focused visual check of the cladding, junctions and flashings, with moisture readings recorded throughout.

Stop 3 Interior & moisture readings

The bit you can't see, checked without damaging anything

Every inspection includes moisture readings through walls, ceilings and floors with a non-invasive meter. No holes, no marks. It picks up near-surface damp that's invisible to the eye, and it's the best early warning of a weathertightness problem.

Inside, I'm looking at what's visible: signs of movement, durability and gradual deterioration.

Under the house, where the expensive surprises live

Foundations, piles, bearers, subfloor ventilation and drainage, wherever there's safe access to get eyes on them. It's dark and it's tight, and it's the part most people never look at.

Is a building inspection legally required when buying a house in New Zealand?

No, it isn't legally mandatory. But it's considered best practice and is strongly recommended by real estate professionals. Buying without a pre-purchase inspection can leave you with high repair costs and, in some cases, real safety risks.

What does the pre-purchase property report cover?

It's a visual inspection of the accessible parts of the home, including:

  • Roof, gutters, flashings, skylights and chimneys, from ground level and by ladder to the roof line
  • Decks, steps and railings

What are moisture readings and why do they matter?

Moisture readings check for damp within walls, ceilings and floors using a non-invasive meter, so there's no damage to the property. The meter is an aid to the visual inspection: it picks up near-surface moisture and flags weathertightness risk. It can't confirm or rule out moisture or decay inside framing or under linings where readings are high, a specialist invasive or thermal investigation is the next step.

This matters especially in Auckland, where leaky-building issues from the 1990s–2000s era are still common.

How much does a pre-purchase property inspection cost?

Our verbal on-site consultation is $220 + GST, one of Auckland's most competitive rates. That includes a verbal report on site covering the condition of the structure and any areas of concern. It's ideal for buyers comparing multiple properties or working to a tight budget.

Full pre-purchase inspections with a written report start from $450 + GST for a two-bedroom home and $475 + GST for three bedrooms.

What isn't included?

This is a builder's visual inspection, not a code compliance check or an engineer's report. It isn't a Code Compliance Certificate or Certificate of Acceptance, and it isn't a warranty against problems developing later.

Sam doesn't move furniture, lift floor coverings, open up linings, or test services and appliances. Concealed drainage and damp-proofing, footings, heating and gas appliances, asbestos, hot water cylinders, and anything above three metres that can't be reached safely by ladder all sit outside the report. Where one of those matters to the decision, he'll tell you who to call.

Can a building report help me negotiate the purchase price?

Absolutely. A pre-purchase inspection gives you negotiating power. If work needs doing that isn't a deal-breaker, you can use the findings to discuss a price reduction or require the seller to remedy the issues before settlement.

What happens after the inspection if issues are found?

Sam gives you a clear verbal breakdown of what was found, how serious it is, and what action to take, whether that's walking away, negotiating, or budgeting for repairs. And because Sam is a builder who runs a full renovation and repair operation, you get indicative costs for remediation work right on the spot.
